Check-in & Check-out: On the first day of the agreed rental period, the villa can be accessed from 4:00 PM. On the day of departure, the villa must be vacated no later than 11:00 AM. Early check-in or late check-out is possible depending on availability and may incur additional costs. Please contact us in advance.
Late Check-out: If the villa is not vacated on time, additional costs will be charged, including but not limited to accelerated cleaning and other related costs to be determined by us.
Toilet Use: Toilet paper must not be flushed. Please use the bins provided next to the toilet. These are emptied daily. A fine of €150.00 per toilet per violation applies.
Water Usage: Water is scarce on Zakynthos. Please be mindful and take short showers.
Air Conditioning: Turn off the air conditioning when not inside the villa to help manage energy costs.
Use of the Villa: The villa must be used properly, neatly, and solely for recreational purposes. Commercial use, such as photo/video shoots, parties, events, or business-related activities, is strictly prohibited.
Interior Care: The villa should not wear down faster than normal due to use. Tenants are expected to treat the villa with care. This includes:
No use of adhesives, screws, nails, or tape on walls, ceilings, or doors;
Use of heat-resistant items (coasters, mats) on countertops and tables is mandatory.
BBQ Use: Barbecuing is allowed if a BBQ is part of the villa's inventory. Moving the BBQ is not permitted. It must be left clean upon departure. If not, a €100.00 cleaning fee will be charged.
Smoking: Smoking is not allowed inside or around the villa.
Lost Keys: A €50.00 fee will be charged for each lost key.
Pets: Pets are not allowed.
Subletting: Subletting or transferring the rental is strictly prohibited.
Maximum Occupancy: The number of guests must not exceed the number agreed upon in the reservation. Violations may result in immediate termination of the rental agreement without refund. Additional costs are the tenant’s responsibility.
Furniture & Inventory: Moving furniture or equipment, or bringing indoor items outside (except cutlery, plates, and glasses for outdoor meals), is not allowed.
Parking: Parking is only allowed in the designated spaces belonging to the villa.
Restricted Areas: Technical areas (e.g., utility closets, pool systems, tool sheds) are off-limits to guests.
Quiet Hours: Nighttime peace must be respected. Any form of (noise) disturbance is not allowed.
Security: Windows and doors must be securely closed when leaving the villa (temporarily or at departure).
Departure Checklist: Before leaving the villa, guests must:
Do the dishes or leave the dishwasher empty and clean;
Strip the beds and place linens in the bathroom;
Empty all trash bins;
Sweep the floors;
Remove all food and perishables from the fridge/freezer and cabinets;
Report any damage or broken items.
Inspection: The owner or villa manager reserves the right to inspect the villa during the rental period.
Violation of Rules: Severe or repeated violation of the house rules may lead to immediate termination of the rental agreement without refund.
Damage by Tenant: Any damage not considered normal wear and tear will be charged to the tenant.
Liability: The tenant is fully liable for any damage or loss caused by themselves or any third party staying with their permission.
Owner's Liability: The owner is not liable for:
Theft, injury, loss, or damage of any kind during or resulting from your stay;
Technical failures or interruption of utilities or amenities;
Force majeure or events that may negatively impact your stay.
Agreement: By confirming the booking, the tenant agrees to these house rules. The rental agreement ends automatically at the end of the agreed rental period.
Deposit Deductions: Any costs resulting from violations of the house rules will be deducted from the deposit first.
Reasonable Conduct: The owner will always act reasonably and expects the same from the tenant.
